These pictures are of the actual property! Gorgeous views all around!!
Approximately 1 mile from the Wagon and the Sangre de Cristo Creeks!
Surround yourself with the evergreen trees, glorious mountains, and rolling hills of the Sangre De Cristo Ranches (S.D.C.R.). This beautiful lot in the foothills of Costilla County offers the ideal cabin spot for your hunting camp. What a perfect setting for the unspoiled mountains of Costilla County. With every breath of fresh, clean mountain air, you’ll know this pristine unspoiled property is for you.
Sloped 5-acre parcel with absolutely stunning views!!!
Mountain Home Reservoir is 12 miles away and has great fishing!
Sangre de Cristo Creek is about 1 mile away.
Fort Garland is 12 miles Southwest, San Luis is 28 miles to the South and Alamosa (has a Wal-Mart) is 37 miles West.
The Sangre de Cristo Ranches were developed, by Malcolm Forbes (founder of Forbes magazine), in the heart of the Sangre de Cristo Mountain range. Mt. Blanca towers at over 14,000 feet, highlighting the views from many properties in the area. To the west, the San Luis Valley is a fertile High Plains Desert, roughly 7,500 feet above sea level. The landscape within 44,000-acre Ranches varies from sagebrush and Pinon at the lower elevations, and Aspen and various tall pine varieties above 9,000 ft. The Ranches are located about 5 miles to the south and east of Fort Garland, Colorado.
So you like to hunt big game, like elk & deer? Well good news, you can set up your hunting headquarters right here on this 5-acre property in the Sangre de Cristo Ranches. PLUS the property is near the over 5,000 acres of greenbelt that were set aside for hunting and recreation exclusively for landowners in this area! Like to fish also? There is also great fishing and boating in the nearby Mountain Home Reservoir and Smith Reservoir.
This parcel has a mixture of pinon trees and sagebrush throughout the property. The terrain offers gently sloped areas, so it leaves plenty of opportunities for building sites.
Colorado is one of the fastest growing states and this property is uniquely located between the cities of Denver and Albuquerque. At this low price, this property would also be a smart long-term investment.
Less than 2 miles to road 160 for easy access.
COUNTY MAINTAINED DIRT ROADS LEAD RIGHT TO THE PROPERTY. EASY ACCESS!!!

Andrew,
What’s your best cash price on this
parcel ???
I have to transfer some funds to my card
tomorrow to send you the $368.00 for deposit and doc fees …
Barron
Hi Barron,
Mobile homes after 1976 are allowed.
Owners do live year round in the area.
You’d want to check on pricing for the holding tanks and septic install.
There is no power but people definitely use solar throughout the area and it works very well there.
Water depth is estimated to be 125-175 in this area. That is an estimate. It is projected to be around $35/foot but you’d want to get professional advice for that and septic.
I’m sending these answers to your email too, as well as the questions about cash price and adjustments. I’d be willing to work something out that fits for you. Thank you.

Andrew,
Is this parcel still available ???
Barron
Hi Barron. This is the property that you originally bought. It has been re-listed since you said that you didn’t want it. Let me know?
Andrew
Dear Andrew,
I was hoping it was still available …
I can’t seem to please 3 people, so I’ve decided I would see if and how I can get back the property of my choice !!!
Sincerely,
Barron
Andrew,
Please let me know asap !!!
Sorry about causing you so much confusion, but.
I hope you will allow me the opportunity to re-purchase this parcel …
I’m going to keep this parcel even if we have to buy another one in Arizona or California for the
winters !!!
Sincerely,
Barron
Dear Andrew,
Can the previous paperwork (electronic) be amended or can we just move forward as is ???
Barron
Andrew,
Can we move forward with the paperwork “as is” or will we need to amend it ???
Of course, I will reimburse you for any additional expenses you may incur on my behalf !!!
Barron
Hi Baron,
We can leave it as is. You mentioned wanting to do a cash purchase. Is that still the case?
Thanks Andrew …
As soon as my son gets back to work, we plan to pay it off early …
Not sure how early right now, but when things gel I’ll have a better
handle on our time frame …
Thanks again for your kindness and understanding …
Sincerely,
Barron
